Modification Process
LynMar Modification design specialist have worked with the top house plan web sites for many years to help customers like you. Once you pick a pre-drawn home plan, provide us with the modified changes you would like to make and we can start the modification process by providing you a free, no obligation quote.
How the Modification Process Works
Step #1 - Find a house plan that you want modified. If you already have a plan then you are ready for step 2.
Plans can be found on numerous websites and magazines. See our favorites below.
Step#2 - Determine what modifications you want made to the plan. Develop your dream home with documentation that is clear and concise. Hand sketches or mark ups are worth a thousand words. If you haven't already purchased the plan, we prefer that you wait until you have spoken to us. The pre-drawn plan plus the modifications creates your new unique dream home plan.
Step #3 - Either call us at 913-856-7735, fax your request to 1-866-873-3963 or email your requested changes to lynmarplans@comcast.net
Step #4 - We communicate
Step #5 - We provide you with a free verbal and written quote for your requested modified changes. We will restate your changes in the communications so that there is no misunderstanding.
Step #6 - If you proceed to place an order this is the next step:
In order for the modification work to begin, LynMar Designers must have one set of the plan, in one of the following formats; CAD, PDF or Reproducible Set. Call our office and our staff will handle this for you. The plan, purchased by you, will provide the copyright release in order for LynMar to modify the plans, make copies and you to build it.
What to Expect
Once the plan is received, the work is entered into our schedule. If the designer has any questions regarding your modified changes or suggested alternatives, LynMar will call you to clarify.
LynMar will send you a first draft which will include all your modified changes for your review, comment and approval.
If any modifications were incorrectly communicated or missed those can be corrected with Draft 2.
Draft 2 and 3 are for tweaking the plan. Draft 1 should have included all your request.
There can be as many as 3 drafts to basically get the modifications right and approved by you.
Once you have approved all the modifications per your original request, LynMar will proceed to finalize the plans and send the full set to you.

Permitting Issues
You are finished with the design phase and are ready to build. Have you checked with your local building department for their requirements? It is never too late or too early to have that discussion with you permitting office. Because most pre-drawn plans are drawn to the national codes at the time of their creation they are generally not designed to specific local code requirements. LynMar can help you with this process, we do our best to advise and direct you through. Please keep in mind that zoning laws and building requirements vary significantly by State and region, so it is in your best interest to review your proposed plans or ideas with your building department personnel in your area.
Pre-drawn/Stock Plans
Pre-drawn plans or stock plans as they are commonly referred to are exactly that, previously drawn and designed, many have been built numerous times, some never built. These plans have been created by variety of professional residential designers nationwide for many years and most likely met national codes at the time of their creation. Not all pre-drawn plans are equal in quality and detail.
Difference in a CAD File versus Reproducible Set versus PDF Plans
These 3 formats all have one thing in common, they provide a "Copyright Release or sometimes called a "Plan Use License" that allows you to build the plan one time, modify the plan, and make as many copies as you need.
Computer-Aided Design (CAD) is the common use of computer technology for the design of house plans and much more. This means is very popular with residential designers to achieve an electronic version of their home designs.
Portable Data File (PDF) was oiginally developed by Adobe Systems. PDF is a file format that preserves most attributes (including color, formatting, graphics, and more) of a source document no matter which application, platform, and hardware type was originally used to create it. It is an image.
A Reproducible Plan Set is usually printed on erasable paper or a plastic film called mylar or vellum or bond paper. The plan is printed on paper that comes in a variety of sizes, i.e. 18x24, 24x36, 36x42, etc.
